Located on the upper ground floor of our Lake View Lodge, our Large Lake View Room (with balcony) is the most spacious accommodation available on this level. The room is defined by its high ceilings and open-plan design, creating an airy atmosphere that maximizes the natural light and views of the water.
The interior features a dedicated lounge area that opens directly onto a private balcony, supplemented by a second seating area positioned in front of the bed for quiet lake-watching. For those seeking a bit of solitude, a spiral staircase leads to a secluded reading nook tucked away above the main living space.
For larger groups or families traveling together, this room offers additional flexibility through interconnecting doors. When booked in conjunction, it can be linked to both the Lake View Double Room with Balcony and the Medium Lake View Room with Balcony, creating a more expansive, multi-room suite.
The sleeping arrangement is flexible, featuring a king-size bed that can be reconfigured into two singles upon request; please simply leave a note in the comments during your booking if you prefer a twin setup. Please note that the architectural design of the spiral staircase makes this specific room unsuitable for guests traveling with children.

To maintain the quality of the room, pets are not permitted on soft furnishings without protective blankets and are strictly prohibited from using the bath, or shower. Dogs must never be left unattended in the room, and owners assume full liability for any damage caused.

Holbeck Gardens is our independent, room-only brand and is designed for travellers who want flexible, contact-free comfort, exceptional lake or garden views without the structure of a formal hotel stay.
To offer you maximum flexibility, Holbeck Gardens operates on a seamless, self-check-in system. Before your arrival, you will receive a secure digital access code and arrival instructions via email. This allows you to walk straight to your room and start your holiday without waiting at a reception desk.
Yes! We welcome well-behaved dogs in our designated dog-friendly rooms. Because we want to ensure everything is perfectly prepared for your four-legged companion, you must notify us in advance if you are travelling with a dog.

Holbeck Gardens is a room-only accommodation provider. Rooms are equipped with microwave, tea and coffee-making facilities so you can enjoy a morning brew on your terrace, but no food service is provided on-site. Fortunately, we are perfectly positioned between Windermere and Ambleside—two of the Lake District’s premier culinary hubs giving you easy access to everything from casual pub grub to fine dining.
Free parking is automatically included on-site for all Holbeck Gardens guests. Please note that electric vehicle (EV) charging is not currently available on the estate. If you are travelling in an electric vehicle, we recommend utilising the public charging networks located at; Booths Supermarket (2.6mi), Brockhole Visitor Center (1.1mi), Low Fold Car Park in Ambleside (2mi)
Yes, you are very welcome to enjoy the grounds. Occasionally, limited areas of our grounds may be reserved for private events however the rest of the grounds remain entirely accessible for you to wander and enjoy.
