Please note that due to its lower ground floor positioning, guests must navigate a set of garden steps to access the room’s entrance.
Tailored for up to two adults, the room features flexible sleeping arrangements with a main bed that can be configured as either a king or two singles, provided the twin setup is requested in advance of your arrival.
For larger parties traveling together, this space can interconnect with our adjacent lake view king with terrace room via connecting doors opened exclusively upon request.
The ensuite bathroom features both a full bathtub and a separate shower cubicle.
If you are visiting with pets, this room is suitable for one small or medium-sized dog. A dedicated entrance lobby provides a highly functional space upon arrival, making it ideal for drying off your pet after outdoor excursions or serving as a separate overnight sleeping area outside of the main bedroom.
Completing the logistics of your stay is a free assigned parking space for one vehicle, alongside access to additional, unassigned on-site parking for a second car if required.

To avoid late departure fees, please ensure both your room and allocated parking space are vacated by 11:15 AM on the day of checkout.
To maintain the quality of the room, pets are not permitted on soft furnishings without protective blankets and are strictly prohibited from using the bath, or shower. Dogs must never be left unattended in the room, and owners assume full liability for any damage caused.

Holbeck Gardens is our independent, room-only brand and is designed for travellers who want flexible, contact-free comfort, exceptional lake or garden views without the structure of a formal hotel stay.
To offer you maximum flexibility, Holbeck Gardens operates on a seamless, self-check-in system. Before your arrival, you will receive a secure digital access code and arrival instructions via email. This allows you to walk straight to your room and start your holiday without waiting at a reception desk.
Yes! We welcome well-behaved dogs in our designated dog-friendly rooms. Because we want to ensure everything is perfectly prepared for your four-legged companion, you must notify us in advance if you are travelling with a dog.

Holbeck Gardens is a room-only accommodation provider. Rooms are equipped with microwave, tea and coffee-making facilities so you can enjoy a morning brew on your terrace, but no food service is provided on-site. Fortunately, we are perfectly positioned between Windermere and Ambleside—two of the Lake District’s premier culinary hubs giving you easy access to everything from casual pub grub to fine dining.
Free parking is automatically included on-site for all Holbeck Gardens guests. Please note that electric vehicle (EV) charging is not currently available on the estate. If you are travelling in an electric vehicle, we recommend utilising the public charging networks located at; Booths Supermarket (2.6mi), Brockhole Visitor Center (1.1mi), Low Fold Car Park in Ambleside (2mi)
Yes, you are very welcome to enjoy the grounds. Occasionally, limited areas of our grounds may be reserved for private events however the rest of the grounds remain entirely accessible for you to wander and enjoy.
