Our Lake View Queen with Balcony (otherwise known as Lodge 1, Peter Rabbit) offers a comfortable lakeside retreat with 30 square meters of space and lovely views of the water from both the bedroom and the private balcony. It is a unique choice within our lodge as it is the only room featuring a Queen-size four-poster bed. The layout includes a spacious en-suite bathroom equipped with a separate bath and shower, providing plenty of room to unwind after a day of exploring.

For guests who prefer a quiet night in rather than dining out, the room is equipped with practical amenities including a microwave and a small fridge. We are also happy to welcome four-legged guests, as the room is fully dog-friendly. If you are traveling with a larger group, the Peter Rabbit Room can be interconnected with the Mrs. Tiggie-Winkle Room when booked together. To make your arrival and departure as easy as possible, assigned parking is provided right by the lodge.

This room accommodates up to two adults and one infant. The bedroom features a four-poster double bed with space for a travel cot if required.

Please let us know if you require a cot at the time of booking.

Arrival and Departure

On your arrival day, you will receive a key box code and detailed instructions for accessing your room. Check-in is available from 3:00 PM.

To avoid late departure fees, please ensure both your room and allocated parking space are vacated by 11:15 AM on the day of checkout.

Visiting With Dogs

This dog-friendly room can accommodate one small-to-medium dog. Please notify us in advance if your pets are joining you. For their safety and the protection of our local wildlife and livestock, dogs must remain on a lead while exploring the grounds. We kindly ask that you use the provided dog bins located in the gardens.

To maintain the quality of the room, pets are not permitted on soft furnishings without protective blankets and are strictly prohibited from using the bath, or shower. Dogs must never be left unattended in the room, and owners assume full liability for any damage caused.

What is the difference between Holbeck Gardens and Holbeck Ghyll?

While both sit on the beautiful historic Holbeck Estate, they offer entirely different styles of stay. Holbeck Ghyll is our traditional country house hotel featuring full-service hospitality and our estate restaurant. Holbeck Gardens is our independent, room-only brand and is designed for travellers who want flexible, contact-free comfort, exceptional lake or garden views without the structure of a formal hotel stay.

How does check-in work?

To offer you maximum flexibility, Holbeck Gardens operates on a seamless, self-check-in system. Before your arrival, you will receive a secure digital access code and arrival instructions via email. This allows you to walk straight to your room and start your holiday without waiting at a reception desk.

Are your rooms dog friendly?

Yes! We welcome well-behaved dogs in our designated dog-friendly rooms. Because we want to ensure everything is perfectly prepared for your four-legged companion, you must notify us in advance if you are travelling with a dog.

Visiting with dogs?
To maintain the high standard of our accommodation for all guests, we have two firm policies in place for canine visitors:

Security Deposit: A £100 security deposit is required for dog-friendly bookings. This is fully refunded after check-out, provided the room is returned without damage
Supervision: For the safety and comfort of your pet and our team, dogs cannot be left unattended in the rooms at any time during your stay. Dogs must be kept on a lead when exploring the grounds and gardens or in unenclosed areas

Is breakfast or dining included?

Holbeck Gardens is a room-only accommodation provider. Rooms are equipped with microwave, tea and coffee-making facilities so you can enjoy a morning brew on your terrace, but no food service is provided on-site. Fortunately, we are perfectly positioned between Windermere and Ambleside—two of the Lake District’s premier culinary hubs giving you easy access to everything from casual pub grub to fine dining.

Is parking available and do you have EV charging?

Free parking is automatically included on-site for all Holbeck Gardens guests. Please note that electric vehicle (EV) charging is not currently available on the estate. If you are travelling in an electric vehicle, we recommend utilising the public charging networks located at; Booths Supermarket (2.6mi), Brockhole Visitor Center (1.1mi), Low Fold Car Park in Ambleside (2mi)

Can I explore the rest of the Holbeck Estate during my stay?

Yes, you are very welcome to enjoy the grounds. Occasionally, limited areas of our grounds may be reserved for private events however the rest of the grounds remain entirely accessible for you to wander and enjoy.
