Situated on the lower ground floor of our lake view building, this room offers panoramic views of the lake directly from the bed, the comfortable sitting area, and the adjoining unenclosed garden terrace. Please note that due to its lower ground floor positioning, guests must navigate a set of garden steps to access the room’s entrance.

The bedroom can comfortably accommodates small families, offering a sofa-bed suitable for one child and sufficient floor space for an infant’s travel cot, which can be provided upon request. For larger parties traveling together, this space can interconnect with our adjacent medium lake view rooms with terrace via the connecting doors opened exclusively upon request.

Welcoming to four-legged companions, the room is dog-friendly and perfectly suited for either one large dog or two small-to-medium dogs. A dedicated entrance lobby provides a highly functional space upon arrival, making it ideal for drying off your pets after outdoor excursions or serving as a separate overnight sleeping area outside of the main bedroom.

Inside, you will find a compact kitchenette equipped with an oven and microwave for light meal preparation, with used crockery and cutlery replaced with fresh sets daily. The private ensuite bathroom is designed for convenience, featuring both a full bathtub and a separate shower cubicle. Completing the logistics of your stay is a free assigned parking space for one vehicle, alongside access to additional, unassigned on-site parking for a second car if required.

This room accommodates up to two adults, one child (up to 12 years), and one infant. The bedroom features a king-size bed with space for a travel cot if required.

The open plan lounge includes a sofa bed ideal for a child of up-to 12 years old. Please let us know if you require the cot or sofa bed setup at the time of booking.

On your arrival day, you will receive a key box code and detailed instructions for accessing your room. Check-in is available from 3:00 PM.

To avoid late departure fees, please ensure both your room and allocated parking space are vacated by 11:15 AM on the day of checkout.

This dog-friendly suite accommodates either one large dog or two small-to-medium dogs. Please notify us in advance if your pets are joining you. For their safety and the protection of our local wildlife and livestock, dogs must remain on a lead while exploring the grounds. We kindly ask that you use the provided dog bins located in the gardens.

To maintain the quality of the suite, pets are not permitted on soft furnishings without protective blankets and are strictly prohibited from using the bath, or shower. Dogs must never be left unattended in the room, and owners assume full liability for any damage caused.

While both sit on the beautiful historic Holbeck Estate, they offer entirely different styles of stay. Holbeck Ghyll is our traditional country house hotel featuring full-service hospitality and our estate restaurant. Holbeck Gardens is our independent, room-only brand and is designed for travellers who want flexible, contact-free comfort, exceptional lake or garden views without the structure of a formal hotel stay.

To offer you maximum flexibility, Holbeck Gardens operates on a seamless, self-check-in system. Before your arrival, you will receive a secure digital access code and arrival instructions via email. This allows you to walk straight to your room and start your holiday without waiting at a reception desk.

Yes! We welcome well-behaved dogs in our designated dog-friendly rooms. Because we want to ensure everything is perfectly prepared for your four-legged companion, you must notify us in advance if you are travelling with a dog.

Visiting with dogs?
To maintain the high standard of our accommodation for all guests, we have two firm policies in place for canine visitors:

  • Security Deposit: A £100 security deposit is required for dog-friendly bookings. This is fully refunded after check-out, provided the room is returned without damage
  • Supervision: For the safety and comfort of your pet and our team, dogs cannot be left unattended in the rooms at any time during your stay. Dogs must be kept on a lead when exploring the grounds and gardens or in unenclosed areas

Holbeck Gardens is a room-only accommodation provider. Rooms are equipped with microwave, tea and coffee-making facilities so you can enjoy a morning brew on your terrace, but no food service is provided on-site. Fortunately, we are perfectly positioned between Windermere and Ambleside—two of the Lake District’s premier culinary hubs giving you easy access to everything from casual pub grub to fine dining.

Free parking is automatically included on-site for all Holbeck Gardens guests. Please note that electric vehicle (EV) charging is not currently available on the estate. If you are travelling in an electric vehicle, we recommend utilising the public charging networks located at; Booths Supermarket (2.6mi), Brockhole Visitor Center (1.1mi), Low Fold Car Park in Ambleside (2mi)

Yes, you are very welcome to enjoy the grounds. Occasionally, limited areas of our grounds may be reserved for private events however the rest of the grounds remain entirely accessible for you to wander and enjoy.
